* unit 5 (2 bedroom) 1 king, 1 queen, 1 sofa bed (sleeps 6)
* unit 6 (2 bedroom) 2 queen (sleeps 4) with the option of 2 extra guest on blow up bed if required.
Total 24 guest with room for 2 on blow up bed in room 6. (28 in total)
we can arrange decorations at a extra cost as in pictures.

↬ Feel free to bring your eskys or we can provide eskys at a extra cost .
↬ You can hire a big bluetooth speaker with 2 x microphones.

↬ The ease of self check-in means you can arrive at your leisure anytime after the check-in time. Please feel free to call on the day of arrival as your place might be ready earlier for check in (not guaranteed).

↬ You can book your tours via our website, before your holiday we reccommend to do this before youarrive more so in peak seasons as tours can get filled up as well, best to book before arrival.

Situated in the heart of Airlie Beach Main street, and across the road from the Airlie beach Lagoon.

WALK :) your in the main street no need for a car. Bus stop just outside, taxis close by as well as Tuk Tuks.
↬ The back door does self lock so please make sure you take your keys with you, so you don't lock yourself out. Great idea is to keep a key in the locked box at all times and just use the spare key that's inside to unit.
↬ The cockatoos will come inside if doors are left open and food left out, we suggest not to feed these birds on the balcony.

↬ In North Queensland we have bugs that can fly into the unit please keep food in the fridge or in zip tight bags..
SELF CHECK-IN DETAILS AND LOCK BOX CODES WILL BE EMAILED TO GUEST 48 HOURS PRIOR TO ARRIVAL. Please ensure a valid email address in provided for all correspondence .

↬The following Code of Conduct governs tenant behaviour and use of the property.
↬The tenant agrees to follow the guidelines below, for themselves and any visitor they allow at the property.

↬TENANTS: A responsible adult (over 21 years of age) must always be on this site when children are present.

↬No unauthorised people permitted to stay overnight.

↬NOISE AND NUISANCE: The tenants agree not to cause or permit nuisance at the property. This includes excessive noise, disruptive behaviour. Noise should generally cease after 9pm Sunday through to Thursday and 10pm Friday and Saturday, but consideration should always be given to neighbouring properties.

↬PARKING:On street is available follow street parking signs no reserve parking.

↬GARBAGE/TRASH AND RECYCLING: Guests are to dispose of garbage and recycling accordance with the usual practice, bins have been provided. NO rubbish is to be thrown in the garden and or off the veranda.

↬PREMISES CONDITION AND CLEANLINESS: The tenants agree to leave the premise in a clean and tidy condition upon vacating, with all fittings and chattels in their original condition and position at the beginning of stay. All items provided for use are to remain property of the premises. Tenants are to advise the property manager of any damage or disrepair within 8 hours of this occurring. Any repairs for damage or excessive cleaning that is attributed to the tenants stay will be paid for by the tenants; including but not limited to stains on sheets and towels.

↬KEYS: At the end of the agreed tenancy, tenants agree to lock the premises, close all windows turn lights and air conditioning off and return one key to the lock box Any lost keys will be replaced at the tenant’s expense. Please make sure you lock up each time you leave the property.

↬SMOKING: All tenants agree to abide by the no-smoking rule anywhere inside this property, only allowed to smoke outside with all sliding doors closed.

↬TERMINATION OF ACCOMMODATION: If tenants are found to have contravened any of the above Code of Conduct responsibilities, a verbal warning will be issued. If the contravention is not rectified immediately the accommodation booking will be terminated within 2 hours’ notice of the Property Manager’s discretion. No refunds will be made.
↬The tenants agree to leave the premises in a clean and tidy condition upon vacating. Dishes need to be washed, dried, and put away, rubbish is to be taken out. Extra cleaning fees will apply (min $200.00) if extra cleaning is required.
